Why we built it

Delaware Statutory Trusts (DSTs) are a popular vehicle for 1031 exchanges, but the offering documents are long, dense, and written by the people selling the deal. Most investors — and even many professionals — never get a clear, side-by-side read of the economics, fees, 1031 structure, sponsor track record, and red flags buried in a private placement memorandum (PPM).

DSTeval.AI was built by experienced real-estate investors to close that gap. You upload a PPM; our software extracts and organizes what the document says — every figure cited to its source page — and checks the offering against its SEC EDGAR filing. The result is a single, readable evaluation sheet you can study, download, and take to your own advisors.

What we are — and what we are not

We are an education and information service. Our purpose is to teach investors how DST offerings are structured and to raise awareness of the mechanics, costs, and risks in these deals. The more you understand a deal's structure, the better the questions you can ask.

How it works

We check the SEC filing against EDGAR so you can see the offering's regulatory footprint.
You get an evaluation sheet, dated to the day it was run, that you can review with your own attorney, CPA, and financial advisor.
